Craheen House set on 33.6 acres SELLS for €913K

AUCTION REPORT – DNG O’Connor & O’Connor

Auction of 33.6 acre farm with derelict house and farm outbuildings and shed was held on Tuesday the 19th of December at the Riverside Park Hotel, Enniscorthy to a packed auction room, by Barty O’Connor of DNG O’Connor & O’Connor, Bunclody, Auctioneers.

The lands were offered for sale in 4 lots.


The first lot the derelict house, with farm sheds and stables on c. 2.3 acres opened at 120k and continued in bids of 5k to €195,000 when it was withdrawn. It was later placed on the market and sold for €203,000.


c. 17.6 acres, the lands surrounding the house and with extensive road frontage on R744 Road, linking Enniscorthy town and the M11 Motorway. This land is slightly heavy land with some small waste laid out in 5 divisions and all in grass. This land opened at €200,000 and was withdrawn after subsequent offers at €270k. It was withdrawn for a second time with no further offers. However a negotiated sale price of €360,000 was achieved after the Auction. €20,431 p/ac


13.59 acres of land with double road frontage in 3 divisions and all in grass opened at 200k and after a range of bids of €5k and 10k reached a price of €350,000. This was withdrawn and subsequently sold for that price after being placed on the market. €25,754 p/ac


The Entire, was offered for sale and received one offer of €825,000. This lot was withdrawn on the instructions of the vendors in favour of selling the lots. When withdrawn the offer for the first three lots achieved €815k.

A good decision with the final sale price achieved of €913,000.
